TERMS & CONDITIONS

Please read these Terms before booking. Your Booking Confirmation, selected rate-plan terms, and any written property-specific rules form part of these Terms and prevail for the commercial or operational detail they expressly cover.

1. Scope, Contracting Party and Acceptance

These Terms apply to reservations and stays at villas, guest houses, and other accommodation managed or marketed by Moria Villa Management (each a “Property”). Moria Villa Management is operated by PT Morialand Berkat Cemerlang (“Moria”, “we”, “us”, or “our”) and may act as property manager and booking agent for the relevant Property owner.

The person making the booking (the “Lead Guest”) confirms that they are at least 18 years old, have authority to accept these Terms for every guest and visitor in the booking party, and are responsible for their conduct and charges. A booking becomes binding when Moria issues written confirmation and receives the payment required by the applicable rate plan.

2. Reservations, Rates and Booking Information

  • All reservations are subject to availability and written confirmation by Moria.
  • The Lead Guest must provide accurate names, contact details, guest numbers, ages of children, stay dates, and any information reasonably required to manage the booking.
  • Rates, inclusions, taxes, minimum stays, occupancy limits, and services are those stated in the Booking Confirmation. Once confirmed, the accommodation rate will not change, except for agreed amendments or new government taxes or mandatory charges not known at confirmation.
  • A reservation is personal and non-transferable. Subletting, assignment, resale, or use by unregistered guests is prohibited without Moria’s prior written approval.

3. Payments and Booking Guarantee

Deposit and Monthly-Stay Payments. Unless the Booking Confirmation or applicable rate plan states otherwise, a non-refundable deposit equal to 50% of the total booking value is required to secure the reservation.

For monthly stays, guests may choose one of the following payment options:

Option 1 — Full Payment
Once the rental price has been agreed, the guest must pay the total rental amount in full and sign the Lease Agreement.

Option 2 — Two Instalments
Once the rental price has been agreed, the guest must pay a non-refundable deposit equal to 50% of the total rental amount and sign the Lease Agreement. The remaining 50% balance must be paid no later than fourteen (14) days before the scheduled check-in date, as specified in the Booking Confirmation or Lease Agreement.

The reservation is confirmed only after the required payment has been received. Moria Villa Management reserves the right to withhold check-in if the outstanding balance has not been paid by the applicable deadline.

Balance. The remaining balance must be paid by the due date on the invoice and, in all cases, no later than 24 hours before arrival. For bookings made within 24 hours of arrival, full payment is required at confirmation.

Payment methods. Moria accepts major credit cards, debit cards, bank transfer, and cash where available. A disclosed 3% processing surcharge applies to direct or on-site card transactions, except Virtual Credit Card payments. Bank and payment-provider charges are the guest’s responsibility.

Late payment. If payment is not received within seven days after a balance invoice is issued, or by the final due date if earlier, Moria may cancel the booking and apply the cancellation terms below.

4. Cancellations, Amendments, No-Shows and Refunds

Cancellation or amendment requests must be made in writing to the contact details in Section 16. Changing the stay so that none of the original dates remain, reducing booked nights, failing to provide required identification, or attempting an unauthorized event may be treated as a cancellation. Non-refundable or promotional rate-plan terms prevail when expressly stated in the Booking Confirmation.

Written cancellation receivedCancellation fee
More than 90 days before arrival30% of the total booking value
60 to 90 days before arrival50% of the total booking value
45 to 59 days before arrival70% of the total booking value
44 days or fewer before arrival100% of the total booking value
No-show or early departure100% of the unused booking value

Approved refunds will normally be processed within three to seven business days after written approval, less non-refundable bank or payment-processing charges where permitted by law. If the applicable cancellation fee exceeds the amount already paid, the balance remains payable. Management may, at its discretion, approve a reschedule, credit, or partial refund for verified medical emergencies or exceptional circumstances; this is not guaranteed.

5. Arrival, Identification and Departure

  • Standard check-in is from 14:00 to 22:00. Standard check-out is between 11:00 and 12:00. Early arrival, late arrival, and late departure require advance approval and are subject to availability.
  • Every registered guest must present a valid government-issued identity document or passport when requested. Moria may refuse check-in or cancel the booking if required identification is not provided or booking information is false or materially incomplete.
  • A late check-out from 12:30 to 18:00 may be charged at 50% of the applicable nightly rate. A departure after 18:00 may be charged at 100% of the applicable nightly rate.
  • Keys, access cards, and other access devices are provided at check-in and must be returned at check-out. Replacement and security costs arising from loss may be charged to the guest.

6. Occupancy, Children and Visitors

  • Occupancy must not exceed the limit in the Booking Confirmation. Unless a Property states otherwise, the default maximum is two guests per bedroom.
  • Children of all ages are welcome where the Property permits, but the Lead Guest must include their number and ages when booking. A person under 18 may not book or stay without a responsible adult.
  • Cots, extra beds, and additional guests are subject to Property availability and prior written approval. An approved additional guest may be charged IDR 300,000 per person per night, unless another amount is stated in the Booking Confirmation.
  • Unregistered overnight guests and unapproved visitors are not permitted. Moria may refuse entry, require the additional guest charge, or require an unauthorized person to leave.

7. Property Use and House Rules

The Property is provided for lawful residential accommodation only. The Lead Guest is responsible for ensuring that all guests and visitors follow these rules and any reasonable safety, security, hygiene, neighbourhood, or local-community instructions given by Moria or Property staff.

  • Smoking and vaping are prohibited inside bedrooms, bathrooms, enclosed living areas, and other designated non-smoking areas. A minimum cleaning penalty of IDR 1,000,000 applies, in addition to the actual cost of damage or specialist cleaning if higher.
  • Pets are not permitted unless Moria gives prior written approval for the specific Property.
  • Illegal drugs, unlawful activity, gambling, prostitution, weapons, fireworks, dangerous goods, and conduct that threatens health, safety, security, neighbours, staff, or the property are prohibited.
  • Parties, gatherings, weddings, photo or video productions, and other commercial or non-residential use require prior written approval and may require a separate agreement, permits, fees, staffing, and an additional security deposit.
  • Noise must be kept at a reasonable level at all times. Guests must comply with Property-specific quiet hours and instructions from staff, neighbours, the banjar, police, or other authorities.
  • Beds, furniture, appliances, artwork, electronics, and fixtures must not be moved, altered, misused, or removed. Cooking is allowed only in designated kitchen areas using appliances as intended. Activities likely to stain or damage beds, linens, towels, upholstery, or finishes are prohibited.
  • Moria may require a guest or visitor to leave immediately, without refund, for a serious or repeated breach of these Terms or for conduct that creates a safety, security, legal, or substantial nuisance risk.

8. Security Deposit, Damage, Cleaning and Charges

A refundable security deposit may be required in the amount and form stated in the Booking Confirmation or requested before check-in. Access may be refused if a required deposit is not paid. The deposit does not limit the Lead Guest’s liability.

  • The Lead Guest is responsible for loss, breakage, damage, missing inventory, excessive electricity or water use where chargeable, special cleaning, and other costs caused by any guest or visitor, excluding reasonable wear and tear.
  • Moria may inspect the Property, deduct substantiated charges from the deposit, and charge any shortfall. If the final cost cannot reasonably be determined at departure, Moria may retain a reasonable estimate and return the remaining balance after the actual cost is confirmed.
  • All incidental services, additional staff, food and beverage, transport, laundry, and other guest-requested charges must be settled before departure unless invoiced otherwise.

9. Utilities, Housekeeping and Included Services

The Booking Confirmation and Property listing define the services and utilities included in the rate. For daily or short stays, normal-use electricity, water, gas, internet, and standard housekeeping are included unless stated otherwise. For monthly or long stays, utilities are excluded unless the Booking Confirmation expressly includes them.

Housekeeping, linen changes, garden care, and pool maintenance are provided at the frequency stated for the Property. Guests must allow reasonable access for scheduled services and must not interfere with staff, equipment, meters, routers, pumps, or safety systems.

10. Maintenance, Repairs and Property Access

Moria will coordinate major repairs and ordinary maintenance for structural, plumbing, electrical, pool, garden, and equipment matters not caused by the guest. Guests must promptly report leaks, faults, hazards, breakages, or security concerns and take reasonable steps to prevent further damage.

The owner, Moria, Property staff, and authorised contractors may enter the Property at reasonable times for housekeeping, maintenance, inspection, emergency response, safety, or requested services. Where practicable, advance notice will be given, except in emergencies.

11. Safety, Personal Belongings and Lost Property

  • Guests use pools, kitchens, stairs, balconies, roads, parking areas, and other facilities with appropriate care. Children and persons requiring assistance must be supervised at all times, particularly around pools and roads.
  • Guests must inform Moria before arrival of relevant allergies, sensitivities, access needs, or medical considerations that may affect the safe provision of accommodation or requested services.
  • Safes should be used where provided. Moria is not responsible for cash, valuables, vehicles, or personal belongings left unattended or unsecured, except to the extent liability cannot lawfully be excluded.
  • Found items may be held for a limited period. Collection requires suitable identification. Packing, postage, courier, customs, and related risks and costs are the guest’s responsibility. Perishable or unsafe items may be disposed of promptly.

12. Changes by Moria, Force Majeure and Travel Disruption

Moria may cancel a booking for non-payment, fraud, false information, legal or safety concerns, or a material breach of these Terms. Where cancellation results from the guest’s breach, amounts paid may be retained to the extent permitted by the applicable cancellation policy and law.

If Moria or the owner cannot provide the booked Property for a reason not caused by the guest, Moria will use reasonable efforts to offer a comparable alternative. If no reasonable alternative is available or accepted, Moria will refund accommodation amounts paid for the affected unused period. This is the guest’s primary remedy, subject to rights that cannot be excluded by law.

For events beyond reasonable control – including natural disaster, epidemic, government restriction, utility failure, civil disturbance, or other force majeure – Moria may offer a reschedule, credit, alternative Property, or refund according to the circumstances and applicable law. If the Property remains available but the guest cannot travel, the normal cancellation policy applies unless Moria agrees otherwise. Comprehensive travel insurance is strongly recommended.

13. Complaints, Third-Party Services and Liability

Any problem must be reported to the Villa Manager or Moria as soon as reasonably possible during the stay so that there is an opportunity to investigate and remedy it. Failure to report an issue promptly may limit the remedy available where the delay prevents a reasonable solution, without affecting mandatory consumer rights.

Airport transfers, tours, rentals, catering, and other third-party services may be arranged as a convenience. Unless Moria directly provides the service, the independent provider is responsible for its performance and its own terms may apply.

To the maximum extent permitted by law, Moria is not liable for indirect or consequential loss, missed travel connections, or events outside its reasonable control. Nothing in these Terms excludes or limits liability that cannot lawfully be excluded, including liability for fraud, willful, misconduct, or gross negligence. The Lead Guest is responsible for direct, reasonable loss caused by the booking party’s breach, negligence, unlawful conduct, or damage to the Property.

14. OTA Bookings, Special Offers and Order of Precedence

Bookings made through an online travel agency or other platform are also subject to that platform’s terms. The platform’s confirmed payment, amendment, refund, and cancellation conditions prevail for matters it controls. These Terms and the Property’s house rules continue to govern occupancy, conduct, safety, damage, and use of the Property. Specific written offer or rate-plan terms prevail over these general Terms only for the matter they expressly address.

15. Governing Law, Disputes and General Provisions

These Terms and each booking are governed by the laws of the Republic of Indonesia. The parties will first attempt to resolve any dispute in good faith through written negotiation. If no resolution is reached, the dispute may be submitted to the competent courts in Denpasar, Bali, unless the parties agree in writing to arbitration or mandatory consumer law provides another forum.

If any provision is held invalid or unenforceable, the remaining provisions continue in effect. A failure or delay in enforcing a right is not a waiver. Moria may update these Terms for future bookings; the version accepted when a booking is confirmed applies to that booking, except where a change is required by law or necessary for immediate safety or security.
